Begun in the early 1980's, InterPark Office Campus was designed as a two-building
office project (76,000 sq.ft. and 109,000 sq.ft.) with freestanding "theme" restaurant.
Site work and the steel frame for the first office building (Phase 1) were constructed
between 1988 and 1991. Since then,
varying market conditions and the health of the project's principals prevented further
construction. CRG plans to complete development of this irreplaceable location in
accordance with the innovative, efficient site plan approved by the original owners.
InterPark Office Campus is located immediately adjacent to the intersection of two
interstate highways, I-80 and I-287. The two office buildings are just 25' from
the I-80 right-of-way. Full, four-way access to both interstate highways is available
from State Highway Route 46, which also serves as the main entrance to the campus.
The project is adjacent to
Parsippany Veterans Memorial Recreation Park
and directly accessible to it via footbridge. The Route 80 frontage traffic count
is 121,000 AADT.
Both the four-story Phase 1 building of 76,000 sq.ft., and the five-story Phase
2 building of 109,000 sq.ft., will have stunning stepped exteriors of polished and
flame-treated red granite, capped by black glass within clear aluminum mullions.
Inside, elegant full-height sky-lit atriums will contain glass-backed elevators
and tranquil water features. Both buildings will enjoy 4 per 1,000/sf parking with
38 spaces located within an executive parking garage beneath Phase 1 and 49 spaces
beneath Phase 2. Parking expansion will be available on adjacent land. Site work
across the entire site, including all paving, will be completed with the Phase 1
building. The freestanding Bennigan's restaurant is located at the Route 46 entrance
to the campus. A green way with a paving-stone promenade will connect the Phase
1 building to the larger (109,000 sf) and taller (5 story) Phase 2 office building.
Phase 1 will offer an exercise facility with showers and lockers, on-site food service,
light and airy floors only 102' deep, six corner offices per floor, and a loading
dock. The floor configuration allows for up to six tenants per floor with no increase
in common area. Four of these tenants will have entrance doors immediately visible
from the elevators. InterPark Office Campus Phase 1 is designed to accommodate tenants
as small as 3,000 sf in units with abundant window line. Larger tenants of 9,000
to 19,000 sf +/- will enjoy the control inherent in leasing a half or whole floor
with direct entry from the elevator lobby.
Following commencement of Phase 1 construction, CRG plans
to ascertain the viability of developing a hotel between the two office buildings. The resulting two-building office campus,
hotel and freestanding restaurant (Bennigans), will be among the premier corporate
destinations in suburban New Jersey, and certainly one of the best located at the
intersection of two interstate highways. |
